Short-Term Rental Permit
The Town of Granby defines 'short-term rentals' as the renting or offer to make available (by way of rental agreement, lease, permit or any other means whether oral or written), for compensation or consideration, of residential property, a dwelling unit, or a portion thereof, for a period of less than 30 consecutive days. (GMC § 5.20.020).
For all such rentals it shall be unlawful for any person to operate or advertise to rent any short-term rental unit without a valid short-term rental unit permit approved by the town. (GMC § 5.20.030(a))
The short-term rental unit permit does not run with the property but is issued to the specific owner of the property. The permit shall not be transferred or assigned to another individual, person, entity or address but may be managed by a third party on behalf of the owner. (GMC § 5.20.030(b))

FEES
There is a one-time application fee of $100. The annual permit fee, as of January 1, 2024, is $728 per bedroom. The Town has not established a local lodging tax, however the Town has established an impact fee for short term rentals that may fall under the broad definition of "local lodging tax" in this instance, which includes fees pursuant to C.R.S. § 39-26-802(1)(a.5)(II)(B). The annual permit fee is set as provided in GMC § 3.30.090.

FIRE SAFETY
Grand Fire Protection District #1 requires that all short-term rentals MUST be equipped with a Knox Box and have an annual inspection. VIOLATIONS
