Deed Restrictions
Nuche Village offers rental and ownership options starting at 80% AMI. All homes will be deed-restricted, ensuring our community is made up of primary residents with at least one tenant working for a Grand County employer. Appreciation is limited to 3% per year with incremental equity allowed for capital improvements made to your home.

Eligibility Information
Nuche Development was created to support workforce in Grand County and provide affordable options for the residents of our community. To be eligible for a home or apartment in Nuche Village, applicants must meet the following criteria:
- One person within the household must work a minimum of 32 hours per week for a Grand County Employer OR have worked in Grand County for at least 5 years prior to retirement.
- Be within the indicated AMI level for the home or apartment you are applying for.
- Must list Grand County as your primary residence.
- For rentals:
- Must reapply every year to continue residency
- For home purchases:
- Total assets of a household must be less than 1.5x the sales price of the home being applied for
- Must show proof of mortgage qualification for the home price.
