Offering a mix of aprtments for rent, and ownership opportunities with townhomes, duplexes, and single-family homes, the development is structured to ensure prices align with the average median income (AMI) in Grand County. With parks, trails, and shared spaces, Nuche Village will foster a connected and balanced way of living.

Nuche Village LogoNuche Village is located east of US-Hwy 40 between Silverside and the Flying Heels Rodeo. A variety of housing opportunities will be available with chances to both rent and own.

Pricing and eligibility are dependent on the applicant's income and how it compares to the Area Median Income (AMI) for Grand County. Look at the FAQ's at the bottom of this page to determine what AMI you qualify as.

Deed Restrictions

Nuche Village offers rental and ownership options starting at 80% AMI. All homes will be deed-restricted, ensuring our community is made up of primary residents with at least one tenant working for a Grand County employer. Appreciation is limited to 3% per year with incremental equity allowed for capital improvements made to your home.

Eligibility Information

Nuche Village was created to support workforce in Grand County and provide affordable options for the residents of our community. To be eligible for a home or apartment in Nuche Village, applicants must meet the following criteria: 

  • One person within the household must work a minimum of 32 hours per week (or 1,200 hours over the year) for a Grand County Employer OR have worked in Grand County for at least 5 years prior to retirement. Those who provide a service or work for an entity that necessitates physical presence in Grand County may also qualify.
  • New home will be your primary residence.
  • For rentals
    • Total household income must be within 80- 120% of the AMI based on household size.
    • Must reapply every year to continue residency 
  • For home purchases:
    • Total household income must be below 160% AMI based on household size
    • Total assets of a household must be less than 2x the sales price of the home being applied for 
    • Must show proof of mortgage qualification for the home price.
