Nuche Village Home Ownership Application - Phase 1
The Town of Granby has the following homes available in Phase I of Nuche Village:
- (21) 2-bedroom townhomes
- (4) 2-bedroom duplexes
- (4) 3-bedroom single-family homes

The Town is presently accepting applications from interested, eligible buyers. Click here to read the full community guidelines and eligibility requirements. Please only submit one application per household. Additional lottery entries will be given if more than one household member meets the eligibility requirements.

All homes in Nuche Village are deed-restricted in order to keep the units attainable in perpetuity. The most important deed restrictions are as follows:
- Appreciation is limited to 3% per year with incremental equity allowed for capital improvements.
- Owner must meet residency and employment requirements.
- The Town of Granby retains the first right of purchase for any home that is put up for sale.
The homeowner’s association (HOA) collects annual dues. The HOA dues are currently $85 per month for all homeowners.
To be considered, interested, eligible buyers need to complete the attached application.
Documents you will need to complete the application:
- Paystubs from a Grand County Employer from the past 60 days or a an offical offer letter from a Grand County Employer
- 2024 Tax Return
- Written notice of financing qualification for the anticipated sales price from a lender (this can be emailed following the application submittal, but must be sent before the lottery drawing to qualify)
Applicants are also required to meet minimum qualifications to apply:
- One person within the household must work a minimum of 32 hours per week in Grand County (or 1,200 hours over the year) OR have recently accepted a job within Grand County and can provide proof of future employment.
- The new home will be your primary residence.
- Total household income must be below 140% AMI based on household size.
- Total assets of a household must be less than 2x the sales price of the home being applied for.
Applications will be accepted through the Town’s website. Several communications will be sent ahead of the housing lottery to confirm applications and allow for corrections. You do not need to be present at the lottery to be selected.
Applications must be received by August 4, 2025 by 5 p.m. Mountain Time.
